Fix a search that finds nothing, a report panel that's missing or looks stale, and understand what the "Modeled estimate" basis and big valuation swings actually mean.

Search
"I can't find an address." Use the full street address with city + state, or a ZIP, and pick an autocomplete suggestion. Very new construction or non-standard parcels may not resolve — try the ZIP or a nearby known address.
"My search returned nothing / a tiny list."
- A natural-language query with hard risk filters only returns properties CoverGuard has
already assessed. If you see "filters partially applied," some candidates lack cached risk and were excluded — loosen the filter or re-run shortly as data warms.
- For **Shop by budget, a short list usually means thin
inventory** for that area (the pool is only as deep as previously-searched properties there) or budgets set too tight. Widen the area or raise a ceiling.
"I used up my free search." The free tier allows 1 property search lifetime (and Shop-by-budget is metered the same way; it's refunded if the search errors). Upgrade to search more. See Billing & plans.
"Bulk upload rejected my CSV." Per-upload row caps are tier-aware — Free/Individual 25, Professional 50, Team 100 (absolute max 100). A ROW_CAP_EXCEEDED error means your file exceeds your tier's cap; split it or upgrade. Bulk screening is itself a gated feature.
Reports
"No carriers are showing for a property." Either the market is genuinely hard to place (read the insurability note and the Bind-Path signal), or the risk profile is still computing on a cold lookup. Re-check in a moment. Carrier availability is derived from the risk profile, so it needs that to finish.
"A detail panel is missing." Two common reasons:
- Role visibility — buyers see a curated panel set; some panels only show for
agents/lenders/brokers.
- No upstream data for that location — e.g. hurricane surge zones exist only on the
coast, Cal Fire FHSZ is California-only, crime needs an FBI CDE key/jurisdiction match. An absent panel there means "no data for this spot," not a bug.
"Premiums / carriers say 'Modeled estimate'." Expected. Carrier writing status, appetite, premiums, and per-carrier coverage detail are currently modeled from durable facts + market conditions unless a real feed overrides them. Use them to compare and shortlist; confirm final terms with the carrier. The banner is honest labeling, not an error.
"The report looks out of date." Reports are saved snapshots that auto-refresh on view when stale or when the valuation model is superseded. To force a rebuild from fresh data, use Refresh (or ?refresh=true).
"Per-peril premium bars don't add up to the total." They reconcile to the estimated annual total with a "Base & fees" remainder line. Crime has no coverage line (it's a footnote), so it isn't in the bars.
"Valuation shows a big discount." When a property is effectively unplaceable, the valuation applies an uncapped liquidity discount — that's the model flagging real collateral/marketability risk, not a glitch.
Saving & comparing
"I can't add a 4th property to compare." The compare limit is 3 — deselect one first. The selection is stored on your device and can reset if you switch devices or clear site data.
"A saved property is gone." Saves are per-user; confirm the account. See Account & login.
